SimonCRE Closes on Loan for "Farmington Crossings" Open-Air Center in Farmington, Missouri

SCOTTSDALE, ARIZ. (March 24, 2026) – SimonCRE, a leading national commercial real estate development and acquisition firm, has closed on the purchase of 28.16 acres of land and subsequently secured its construction loan for Farmington Crossings, a 316,064-square-foot open-air strategic powerhouse that will serve one of the Midwest's most dynamic "hidden giants". Located strategically at the intersection of Highway 67 and Woodlawn Drive in Farmington, MO, the development is positioned to capture a trade area that functions as a self-contained metropolitan economy, defying the expectations set by traditional municipal census data.

While Farmington may appear modest on the surface, rigorous economic analysis reveals a "Micropolitan Powerhouse" with a retail gravity model that draws from a massive trade area that serves over 180,000 residents. This reach is facilitated by the site’s location along U.S. Route 67, the "Retail Spine" of the region, which sees traffic volumes approaching 27,000 vehicles per day. The strength of this corridor has been validated by the recent entry of highly selective national brands, most notably the opening of Chick-fil-A in November 2024 and Tractor Supply's continued expansion.

The center is poised to serve a consumer base supported by a recession-proof "three-pillar" economy of education, advanced manufacturing, and healthcare. The area is anchored by BJC Parkland Health Center, a 130-bed regional destination that drives a steady influx of medical professionals and "medical tourists" into the market daily. This economic stability is bolstered by a unique "Disposable Income Gap" found in the region. With median home values significantly below the national average at approximately $187,500, residents have purchasing power that rivals that of suburban enclaves in major metropolitan areas, making the region a prime target for national retailers.

Beyond the residential and workforce population, Farmington Crossings is positioned to capture the lucrative "Weekend Economy". The development sits at the gateway to St. Joe State Park, a premier regional destination that attracts over 550,000 visitors annually. This creates a unique opportunity to serve a high-volume transient demographic that is currently underserved by fast-casual dining and mid-tier apparel options.

The development will feature a diverse mix of major national retailers and dining options. Plans for the site include a 129,000-square-foot national big box retailer, which has already closed on its acquisition of 9.876 acres on the site and will be announced at a later date, as well as the major sporting goods and outdoor retailer Academy Sports, in a 55,000-square-foot spot. The developer also shared that they have secured a lease with Burlington, which is set to join a range of national soft goods retailers that the center will bring to Farmington, ranging from 22,000 to 24,000 square feet each, alongside multiple dining options, including sit-down restaurants. The developer shared that at the time of closing, the center is 68% pre-leased, with a mix of national credit tenants that will be solid additions to the community.

“Farmington has established itself as a remarkably resilient retail hub that serves a massive trade area extending well beyond the city limits,” said Joshua Simon, Founder and CEO of SimonCRE. “By securing this prime location on Highway 67, we are able to bring an open-air center with a caliber of tenancy that complements the existing market. We are excited to deliver a project that brings new national brands and dining experiences to the community.”

The realization of Farmington Crossings serves as a prime example of the critical role public-private collaboration plays in complex development. The developer shared that the City of Farmington has been an exceptional partner, offering a pro-business environment that balances strategic growth with community needs. This partnership demonstrates that when municipal leadership and private developers align on a shared vision, they can effectively unlock economic potential, streamline development hurdles, and deliver lasting value to residents.

Gregory Beavers, City Administrator for the City of Farmington, said the following about the development, "The City is very excited to have the opportunity to partner with SimonCRE to deliver a new retail power center to our market. The expansion of the retail trade base will ensure that Farmington maintains its position as a regional business center well into the future."
